HEALTHY HOMES AUCKLAND COMPLIANCE

Kitchen & Bathroom | Rangehood Extractor Fan Installation Auckland

Max Power can help you ensure your rental property is meeting the standards for Healthy Homes Auckland Compliance. We can also help you ensure that your own home is meeting the national standards for a healthy home.

As of July 1st 2021, all private landlords have 90 days from the start of any tenancy to comply with the Healthy Home Standards set out by the Healthy Homes Guarantee Act Regulations 2017.

Community Housing providers are also expected to adhere to these standards and have until July 2023 to make sure all accommodations they provide are compliant. This means that all rental properties must meet certain requirements – these compliances include heating and ventilation standards which must be addressed.

MAX POWER CAN ASSIST YOU IN BRINGING YOUR RENTAL PROPERTY UP TO COMPLIANCE ACROSS HEATING AND VENTILATION.

Our friendly team can check your appliances to see if they are meeting the standards required by law, we can advise you where you need to upgrade and help you find the most cost-effective appliances to get you compliant.

Once you have chosen the right Heat Pump, Flat Panel Heater, Ventilation, Rangehood or Extractor Fan to ensure Healthy Homes Auckland compliance, we can install your unit.

HEATING

The Healthy Homes regulation requires that the main living area in all rental properties can be warmed to a minimum of 18 degrees Celsius with a fixed heater. This means you would need a Heat Pump or a flat panel heater installed.

VENTILATION

Along with rules around windows being able to be opened in the living areas and the bedrooms in your rental property, there are some further specific requirements around ventilation. A bathroom with a bath, a shower - or both - must have an extractor fan installed that will adequately draw moisture from the room. There needs to be a Range Hood in kitchens that removes moisture and odours from the room. This unit must be an appropriate size in line with the facilities it needs to service.

The Max Power team can check your current Healthy Homes Auckland compliance standard and recommend the required changes and installation if you are not compliant.

GO OVER AND ABOVE WITH MAX POWER

Outside of compliance as a landlord with residential properties it just makes sense to have a warm, dry home. If your own home is damp there are a number of medical issues that can arise or become exacerbated. If a member of your family or a tenant in your residential property suffers from asthma, allergies, or respiratory illness, a damp home will be medically dangerous.

Other issues that can occur when your home is not properly ventilated or heated include deterioration of wall covers such as plaster, paint and wallpaper. Your window frames may be covered in mould, discoloured, or begin to rot or swell. You may get stains which spread across walls and ceilings, and mould which becomes invasive throughout the wooden framing in your home.  Rotten framework can lead to compromised mortar and brickwork, your cladding may suffer and you could lose value from your most valuable asset permanently. It stands to reason that healthy homes Auckland wide are never damp or badly ventilated homes and protecting your biggest asset is a no-brainer. If you are renovating or building new it’s the perfect opportunity to not just meet compliance standards, but go over and above to ensure your family enjoys optimum health and your home stays dry.

It makes sense to get in touch with Max Power today to pinpoint where your home may benefit from an installation of Ventilation Systems (HRV etc.), Extractor Fans, Flat Panel Heater, Rangehood, Air Conditioners or Heatpump

BOOK AN ANNUAL ELECTRICAL WOF & A HEALTHY HOME AUCKLAND CHECK UP

A smart way to operate your residential property is to treat it like your other valuable assets such as your car – and your health!

Although the government doesn’t specify a timeframe within which you should book a comprehensive electrical preventative maintenance check, Max Power recommends that you book an inspection annually and outside of this you should book an inspection when they are indicators that it’s required.

When you are getting your annual electrical preventative maintenance check, it’s wise to book a Healthy Homes inspection with Max Power. This will ensure that when the new regulations come into effect it’s not just your tenants that are protected.
